Mr. Rouze's expertise in the real estate, investment, property acquisition and rehabilitation arenas span more than 40 years. He also boasts extensive experience in real estate portfolio management nationwide, particularly in lease negotiation, site acquisition, real estate development, construction management, property management, property dispositions and property rehabilitation. Mr. Rouze formerly worked as a real estate consultant, real property and mortgage manager and senior asset manager at the CUNA Life Insurance Co. in Madison, Wisconsin, is the former president of the Hollywood Economic Alliance and is a former partner of Hollywood Development LLC.
In 2002, Mr. Rouze had the opportunity to work on a dilapidated project in Hollywood, the Hillview Apartments. He and several others partnered with the Great Lakes Companies to acquire the 1917 building for $3.75 million. The building, located on Hollywood Boulevard, has since become one of the most sought-after residences in Hollywood. A four-story, 54-unit that was severely damaged by the 1994 earthquake and later went vacant in 2002 after arson destroyed much of the roof and the top floor, has since housed several celebrities.
A longtime member of CoreNet Global, the Mortgage Bankers Association, the Urban Land Institute and the CCIM Institute, Mr. Rouze is also a member and certified manager of the Institute of Real Estate Management. He has been on the board of directors and the treasurer of the Palisades Preschool since 2004. He is a past president of Landmark Communities LLC and a past treasurer of St. Paul's Lutheran Church in Santa Monica and the Strollers Theatre in Madison, Wisconsin. Involved with several organizations that enabled Mr. Rouze to continue in his efforts of preserving the many historical buildings of Hollywood, he notably served on the board of directors and as the treasurer of the Hollywood Chamber of Commerce and on the board of the Hollywood Historic Trust, the Hollywood Entertainment District, Hollywood Heritage and the Hollywood Hills West Neighborhood Council.
Mr. Rouze has been cited in more than 25 editions of Who's Who in America, Who's Who in Finance and Business, Who's Who in Finance and Industry, Who's Who in the Midwest and Who's Who in the World. In 2005, he was named Real Estate Pioneer by the Los Angeles Business Journal. While working for CUNA as a senior asset manager, he was also honored with an award for the restoration of the El Capitan Theatre alongside several of his colleagues. The building, located in the historic district on Hollywood Boulevard, was another building that was damaged by the 1994 earthquake. One of the original theaters in that area, Mr. Rouze and his colleagues brought the building above Los Angeles' current earthquake code and was able to protect it against damage from the MTA's subway installation, which was under construction at the time.
While in college, Mr. Rouze had a professor who had founded the first master program in real estate on campus. Convincing him to pursue a career in the field, he took his professor's advice and went on to complete both a Bachelor of Business Administration in real estate finance in 1974 and a Master of Science in business and real estate in 1977 at the University of Wisconsin in Madison.
