From 1989 to 1992, Mr. DeSantis flourished as a project coordinator for the city of Niagara Falls, NY. He additionally worked as a release analyst for Livingston International in Lewiston, NY, from 1992 to 1993 and a research associate at the University at Buffalo from 1993 to 1996. He has excelled as senior planner for the city of Niagara Falls since 1996. Likewise, Mr. DeSantis has found success as the acting director of the city's planning, environmental and economic development department since 2009 and the executive director of the Niagara Falls Urban Renewal Agency since 2019.

Among other honors, he has been presented with the AIA Joseph Syracuse Service Award, the Sierra Club's Bruce Kershner Award for Conservation and for Distinguished Leadership by the American Planning Association. A past president of the Center City Neighborhood Development Corporation, he was further active as an officer of the Buffalo Niagara River Land Trust, the Buffalo Niagara Waterkeeper, the Niagara Falls Underground Railroad Commission, and the Niagara Experience Center. Additionally, Mr. DeSantis is a member of the Urban Land Institute.
