As the chairman of the board for Master South America, Century 21 Mexico and Century 21, Brazil, Mr. Yeager has a long and well-established career in Latin American real estate markets. Real estate is something of a family business for Mr. Yeager, as his mother and father both entered the field after WWII. Phil smiles when he says :"Listening to them as a teenager, he decided that Real Estate was not for him!" He joined the Air Force and became a pilot and flew B-29s in the Korean War. Then after leaving the service, and completing post graduate work at Ohio State, where he studied Real Estate, Finance and Law, he then became a third-generation realtor.
"I was sitting in my office one day and two gentlemen walked in… and said, 'have you heard of Century 21?'" He had not, but learned that, as their startup, they were opening up five regions in Southern California, and he was chosen to lead one of those regions. He had become quite well-known in this time as a successful realtor, so the choice to recruit him for this role was a natural one. And so, he took the opportunity to help franchise Century 21. "It worked so well; in three years we were across the United States, in five years we had Regions in every State, and in 10-15 years we had 5,000 offices in the U.S. and controlled 10% of all the resale business.
"In 1996, in the U.S., we sold our Two U.S. Regions of C-21, with 400 Franchisee Offices and 10,000 Sales associates, Mr. Yeager said. We had acquired C-21 Mexico in 1989. Then in 1997 we acquired all 13 countries in South America and an interest in 9 countries in Europe. "
As one of his contributions, Mr. Yeager said he was one of the first people who wanted C-21 realtors to wear gold coats, rather than black, also creating the Gold Colonial Post Sign, a brand-building technique aimed at getting clients attention and to respect what they did. Again, he smiled as he said: "Unlike other real estate agents, we did not want ours to be considered in "The Secret Service!" And then when asked about the secret to his success, he feels that many people work within their own spheres of influence, inside the box of information that they have. Mr. Yeager works differently in that he thinks outside the box, considering factors outside that influence a beneficial change, always keeping the bigger picture of the business plan in mind.
"When we opened, we did not know what we were doing, so we had to make it up along the way. We didn't know what a franchise was," said Mr. Yeager. Regardless, his ability to think on his feet and make smart decisions allowed his team to succeed. Apart from his professional success, Mr. Yeager feels that his crowning achievement has been watching his children grow into successful people. "They understand it's up to them to be successful," he said. He and his late wife always tried to instill into them the lesson that they could do anything they wanted with their lives, if they were willing to work at it, and most importantly, be willing to give up things that seem important now, for higher rewards later.
Mr. Yeager emphasized the importance of training salespeople early in their careers to set them up for success. They must be able to stand in front of a seller and tell them that they can sell their homes in the shortest period of time, with as little inconvenience as possible, and for the highest market price. He hopes that his example will show others what can be done if they truly apply themselves. There can be no doubt that Mr. Yeager is worthy of the Star Treatment.
