Partnering with his uncle, Nick Dhanani, and his cousin, Ali Wadhwani, they work together to provide investors with maximum returns on their investments in the gas station, retail, convenience store, hotel, and multi-family dwelling sectors, which range anywhere from 7.70% to 137% IRR.
Working in partnership with every investor, Mr. Dhanani leads operations and provides strategic direction. Managing long range planning, forecasting and project development, he also oversees budgeting, business development, capital generation and financing. Among other responsibilities to his credit, Mr. Dhanani specializes in property maintenance and provides direct oversight of cross-functional management and the general oversight of over 500 tenants. Likewise, he consistently strives to acquire new investors and add to the company's continued growth.
Proud of the exponential growth DPEG has achieved over the years, Mr. Dhanani's humble beginnings included working as developer of the "24 Seven" Brand in 2014. Later evolving into a private equity group, DPEG owns over 40 Convenient Stores throughout the greater Houston Area in their portfolio which are co-branded with various national food chains including Burger King, Popeye's, and Wendy's to name a few. Expanding into the acquisition and development of retail centers, hospitality and multi-family real estate development, Mr. Dhanani's sales has expanded from $20 million to over $700 million in Assets Under Management with limited advertising. In the fourth quarter of 2021, he and his partners notably acquired nearly $300 million in acquisitions and completed a $91 million retail acquisition in Stafford, TX.
Looking toward the future, Mr. Dhanani projects more than $350 million in sales for 2022. In the next five years, he anticipates $3 to 5 billion in Assets Under Management. Eager to expand outside of Houston, he has also begun establishing a footprint in San Antonio. Aiming to continue focusing on the rapidly growing multi-family real estate development market, Mr. Dhanani and his partners also aspire to expand their market to other states.
An alumnus of the University of Houston, Mr. Dhanani holds a Bachelor's Degree in Economics and International Business in 2014. He previously graduated from Clements High School in 2009. To support his professional goals, Mr. Dhanani is a member of the International Council of Shopping Centers. For his diligence and hard work in the industry, DPEG was recognized in the Fort Bend Focus Magazine. Mr. Dhanani's uncle, the founder of DPEG, Nick Dhanani was also nominated as the Entrepreneur of the Year in the Texas gulf region by the Houston Business Journal in 2019.
