Taylor Morrison to Develop "Southern Trails West " in Pearland, Texas

    HOUSTON, TX, August 04, 2010 /24-7PressRelease/ -- Taylor Morrison has purchased 165 home sites for Southern Trails West, a new community located at the intersection of FM 518 and Windward Bay Drive, about two miles from Pearland Town Center. Southern Trails West is west of Southern Trails, a 523-acre master-planned community on Pearland's far west side.

Steve Von Hofe, president of the Houston division, said 40 of the 165 home sites in Southern Trails West are ready for homes now; the remaining home sites will be ready in January 2011. The land was purchased from a Dallas real estate group. Home prices will range from the $150,000s to $270,000s. A model home park is under construction and the community's grand opening is planned for October.

Southern Trails West is the second land acquisition announced by Taylor Morrison in less than six months. In late 2009, Taylor Morrison purchased 108 acres, approximately 270 home sites, for Avalon at Telfair an upscale community in Sugar Land.

According to Von Hofe, Taylor Morrison is making strategic land acquisitions in A-plus locations that will position the company for continued growth into 2011. This year alone Taylor Morrison has purchased more than a 1,000 home sites in the Houston area; including more than 600 home sites in its existing communities.

Taylor Morrison is introducing the brand-new Chalet Series priced from the $150,000s on 50-ft. home sites. The Villa Series will be available on 55-ft. home sites and the Chateau Series will be offered on 70-ft. lots. The full line ranges from about 1,400 to 3,000 sq. ft.

Residents of Southern Trails West will use the amenities available at Southern Trails, including the community's resort-style clubhouse and 8,000-sq.ft. pool and water park. Other amenities include numerous lakes with water fountains, landscaped walking trails, pocket parks, stone architectural features and lantern street lights throughout.

Taylor Morrison has been building in the City of Pearland for more than a decade, most recently in Shadow Creek Ranch the area's largest master-planned community, where Taylor Morrison completed its building program in 2009.
