NAHB maintains quarterly Remodeling Market Index (RMI) statistics for all regions of the United States, thereby assessing homeowners' plans to make major and minor home additions and repairs. The group found that future market indicators grew significantly in all regions but the western U.S. for the last quarter of 2010 after having dropped during the first, second, and third quarters. Future market indicators take into account calls for bids, amount of work scheduled for the next three months, the backlog of remodeling projects, and appointments made for new proposals.
NAHB Chairman Bob Peterson noted that although numbers may have dropped in the west, the projects underway there and nationwide tend to be larger-scale than those of 2010. The association's chief economist, David Crowe, added that remodeling nationwide is fueled by anticipated improvements in the job market and the general economy.
Remodeling Preferred to Building New Homes
American housing regions trade off building new homes and remodeling the old. Economists have attributed an apparent fourth-quarter 2010 recovery in the new housing market to rapid growth only in western states, where anticipated remodeling rates are lower. Elsewhere, new home sales are expected to remain flat throughout 2011. It seems that until the national economy is again vibrant, Americans will find it worthwhile to convert old homes into dream homes rather than build from the ground up.
