Taylor Morrison Models at Churchill Farms in Houston Extend Living Arrangements With Practical, Changeable Design Options

What more does a family need? If new floor plans being introduced this spring by Taylor Morrison at Churchill Farms are an indication, design is trending towards more practical ways to extend living arrangements for multigenerational families, baby boomers and stay-in-place retirees.

Churchill Farms, located on Houston's west side, has three model home parks to showcase product lines available on 50-, 60- and 70-ft. home sites. Builder models will open in April & May, a grand opening for the community is being planned for mid -June.

In northern climates master suites are typically upstairs, but in Houston master suites tend to be on the first floor with secondary bedrooms upstairs. That standard is changing as Houston's population becomes more diverse and living arrangements must satisfy many lifestyles and cultures.

Taylor Morrison chose a 1.5-story design to showcase its 50-ft. product line. The basic Pinehurst plan has 1,884 sq. ft, three bedrooms and two baths and starts in the mid $180,000s. The half-story option expands the living space by 528 sq. ft., opening up possibilities for a game room with powder bath or guest bedroom with a full bath.

"The Pinehurst with the half-floor option is a top-selling plan wherever we build it. It's designed for smaller multigenerational families. Baby boomers caring for a parent and with several children living at home, love it. They can easily retire in-place," said Amy Haywood vice president of sales and marketing for Taylor Morrison. "The upstairs bedroom gives an adult child living at home more privacy than a typical bedroom off a hall does."

The Pinehurst will open at Churchill Falls in April; the Camden and O'Keefe models will open in mid-May.

The Camden, priced from $310,000s, is being introduced on 60-ft. home sites. The basic plan has 4,051 sq. ft., five bedrooms and 3.5 baths. The upstairs game room can be converted into a second master, and there is an option for a sixth bedroom with bath which leaves the game room intact. The plan has a two covered back porch options, the first is off the morning room while the second porch spans the length of the family room. Home buyers can choose a 2- or 3-car garage.

The O'Keefe model, another brand-new plan for Taylor Morrison, has a master suite option on the second floor and a full master suite and guest bedroom on the first floor. While the guest bedroom shares a hall bath, the bedroom has a private entrance into the bath. As modeled, the O'Keefe has 4,820 square feet, 6 bedrooms, including 2 master suites, 4 baths, plus a family room, game room, and media room. The O'Keefe starts in the high $340,000s on a 70-ft. home site in Churchill Farms.

"The O'Keefe is designed for a larger extended family with two sets of parents and several children of various ages. The guest bedroom can be used in a variety of ways depending on family interests. It's an elegant home with tremendous versatility," said Haywood.

All homes by Taylor Morrison at Churchill Farm will have interactive packages built-in. Taylor Morrison Interactive Homes have an LCD command center display, front door monitoring station, intercom, home audio, and remote mobile access via an iPhone, iPad or tablet. A technology specialist works with buyers to customize their home automation packages during the Design Studio process.

Taylor Morrison homes with 1,820 to 2,550 sq. ft. are priced from the $180,000s to $205,000s in the 50-ft. section. Homes in the 60-ft. section are priced from the $235,000s to $285,000s with 2,204 to 3,421 sq. ft. The 70-ft. section will offer homes from 3,268 to 4,076 sq. ft. priced from the $300,000s to $340,000s.

At the center of Churchill Farms is a soft edge, 10-acre scenic lake with fountains. Phase 1 includes a 2.5-acre recreation center on the lake consisting of an open-air pavilion, Olympic-sized swimming pool, playground, walking trails and resident parking. Construction of the recreation area will begin this Spring with completion in late Summer 2012. Churchill Farms will be served by the Katy Independent School District, one of the top districts in the Houston area.
