TORONTO, ON, CANADA, May 29, 2013 /24-7PressRelease/ -- William S. Wiseman, RPA, Regional Director of Client Services-IBM for CBRE, has been recognized by Worldwide Who's Who for showing dedication, leadership and excellence in real estate.
Mr. Wiseman, Regional Director Client Services-IBM at CB Richard Ellis, has been in real estate for 25 years. He has received recognition for Bringing Projects in ahead of schedule and under budget, and client recognition from IBM Canada, and effectively utilized his expertise in alternative workplace strategies over the course of a successful career. This enables companies to drive effeciency through his anaylsis of property usage and collboratively planning with clients aqusitions and planning strategies.
Mr. Wiseman is a strong generalist with substantive operations and transaction management expertise. He has been in the business 25 years and a strategist and team builder for all those years. The IBM account which he is in charge of is in the top ten accounts; they possess 85 percent of the Fortune 100 companies at CBRE's to ten clients , based on size and gross profitabilty.
Mr. Wiseman is in charge of overseeing strategic planning for corporate real estate on behalf of his client, IBM Canada, as well as on senior planner and the dotted line reports of facility managers. He specializes in alternative work place strategies, mobility, facilities management, and mergers and acquisitions, manages three million square feet of commercial office, data center and industrial space, and develops yearly strategic plans for each site, including capital budgets. Mr. Wiseman is also responsible for managing the overall delivery of projects, including average projects of $2 million/15K square feet, analyzing and directing strategy to reduce real estate spending, and by shedding leased sites to move into owned assets, and looking at how the portfolio's utilization rates. He builds on-demand environments to book space as needed, tracks to see how much time a site is used for mobility, looks into revamping space and acquisition if a site is not being used more than 60 percent, and determines if IBM should hold properties as it acquires companies. Mr. Wiseman also serves as the interface for corporate real estate for business units within IBM, and determining what their growth needs are, he oversees the Caribbean region of IBM, and the Canadian properties total about 150 properties, travels and evaluates sites, handles space consolidation, such as surrendering a part of a property, and looks after Imperial Oil, and other small accounts. In addition, Mr. Wiseman is in charge of negotiating outsource agreements.
Mr. Wiseman engaged in operations within the industry for 15 years, and led two facilities teams on an account for two years. He attributes his success to being a survivor, as well as his diplomatic approach, demanding clients, ability to build strong relationships with his team and passion for what he does. He became involved in his profession because his father worked with a large developer, Cadillac Fairview, and he inspired him to go into this business.
Mr. Wiseman completed coursework in critical thinking and strategic problem solving skills at the Schulich School of Business at York University, as well as leadership training in human resources at Trammell Crow University. He also studied Customer Relationship Management (CRM) at the Schulich School of Business at York University, and earned an Associate Degree in Professional Development at the Seneca College of Applied Arts and Technology. He completed the Alliance Director Leadership Program at CBRE, Inc., earned a CPM in Leasing and Management of Office Buildings, and earned accreditation as a Real Property Administrator in Real Estate Investment and Finance. Mr. Wiseman has earned Professional Awards for Recognition for Bringing Projects in Ahead of Schedule and Under Budget, as well as a Writing Award from the Imperial Order of Daughters of the Empire. He also earned Client Recognition from IBM Canada. Mr. Wiseman would like to see growth within the company, and take on a more senior vice president role internationally. He wants the company to become the largest third party outsource provider, and grow in the U.S. He would also like to impart his expertise onto another company.
