PHOENIX, AZ, July 31, 2015 /24-7PressRelease/ -- An essential tool is helping many Phoenix residents to sell their homes quicker while making a better profit. Home Staging allows buyers to see the real potential in making a house a home. The process of Home Staging however, means that current residents need applicable storage that allows them the flexibility to house their belongings for a period of time.
In 2015, the Phoenix market saw a 10.5% increase in homes sold and an average of 92 days on the market based on information from Urban Connection Realty. According to Coldwell Banker Real Estate Corp, a survey found that staged homes spent half the time on the market than non-staged homes and sold for 6 percent above the asking price.
"The best way a homeowner can prepare for the staging process is to de-clutter and de-personalize their home. Buyers shop logically but buy on emotion," explained Diann Miller, Owner of Diann's Designs, LLC. "Staging creates a space that appeals to the most buyers out there and allows them to make that emotional connection. If the house has someone else's personal items everywhere it is hard for people to imagine themselves living in the space."
The home staging process can include but is not limited to, repainting, deep cleaning, de-cluttering, rearranging of furniture, putting things in storage, de-personalizing and repairs according to Miller.
Storage providers, like PODS of Phoenix, offer homeowners its' expertise on moving and storing all of their home furnishings to make the process of home staging, seamless.
"From what I've seen in the Phoenix market so far in 2015, people are seeing their homes spend less time on the market and selling their homes faster than they anticipated by staging their home," Lane Moore, owner of PODS of Phoenix. "The flexibility of using a PODS container allows the homeowner to empty out their clutter by renting one of our PODS containers. Their home will look better to potential home buyers and then they can either have the PODS container stored at our warehouse or delivered to their new home."
With the peak buying season already at hand, homebuyers are wanting to settle in by mid to late July before school is in session, according to Urban Connection Realty, making this the opportune time for current residents to begin the de-cluttering process and prepare their homes for staging. A 2011 study by The Real Estate Staging Association showed that homes staged prior to listing sold 79 percent faster than those staged after being listed.
"Home staging can be really as simple as using the clients current furniture, Sometimes just editing down what a client has in a home can make a room feel much bigger or brighter," explained Nathan Yale, Realtor, Realty Executives. "A staged home also makes a buyer feel like the seller really does care about the home... Somebody loves this home and hopes the buyer does too. That love equals dollar signs for my sellers."
Homeowners are finding they need a "bridge" between staging and moving. Having a PODS container allows them that bridge to store their home furnishings, while allowing them to take their time during the moving process.
"We've helped thousands of local residents move in the Phoenix area, so we know how to make the task of moving and storage less stressful and seamless for our customers," said Moore. "PODS containers work perfectly to provide that 'moving bridge' to customers who need to store their belongings for a period of time between staging their home and moving into their new one, especially if the closing dates do not coincide with one another."
