LONDON, ENGLAND, March 03, 2017 -- Introduced in England and Wales in 2007, Energy Performance Certificates are essentially, as it says on the tin, a way of quantifying your home, or some commercial properties for EPC. Required by law for homes and certain commercial properties all over the country, EPC's tell you, and the government the overall energy performance of your home, factoring in elements like heating systems, loft insulation and the like. Its important information, and not just for your energy bills.
Necessity of an EPC
For homes, and most commercial properties over 50m2 floor space, an up to date energy performance certificate is a legal requirement, and has to be undertaken. You can improve your grading by getting your home or property fitted with wall cavity insulation, loft insulation, solar panels fitted, or more modern, efficient heating system as well as low energy lighting, and getting your EPC grading as high as possible makes your property much more appealing to buyers and tenants alike.
Homes and properties with better efficiency grades look much more attractive to potential buyers and tenants as they are cheaper to run, as well as it being a legal requirement. Not to worry however, an EPC assessment doesn't have to be expensive, and it's completely non-invasive. Quick, painless and cheaper than you might expect, getting your property surveyed is essential, but it doesn't have to be a hassle.
For Domestic Properties
As of August 1st 2007 energy performance certificates were made a requirement for all domestic homes and properties around the country. Required every ten years, you're recommended to get a new EPC if you make any major changes to your home, and if you fail to get an EPC survey, you could face severe fines. Knowing the energy efficiency of your property or home is essential before selling or renting, and there are penalties for failing to meet this.
For Commercial Properties
Getting an energy performance certificate on a commercial building gives you a standard energy and carbon emission efficiency grade, ranging from 'A' to 'G', with 'A' being the best. The average EPC grade rating in the UK sits around 'D' or 'E'. The key benefits of getting an up to date EPC survey is that properties with top ratings are much cheaper to run, and are therefore more attractive to potential buyers or tenants.
